  1. Location, location, location
    Guests and/or vacation rental sites such as Airbnb, VRBO, Booking.com are looking for convenience and proximity. Hosts closer to an entertainment spot, an animal park, beach, lake, mountain, a view of some sort and a hospital tend to do better than other hosts with the same number of rooms. The proximity to any of these spots tend to be more captivating for guests than a cookie cutter location.
  2. Amenities
    Guests are now looking for more for the same budget prior to Covid pandemic. They are looking for Wi-Fi, pools, gyms and depending on the location of your property, an air conditioner or a heater/fireplace. Yes a TV is important but it doesn’t fall so high on a guests priority list.
  3. Décor
    Décor is very important especially in the photography of the property. There are some colors that tend to do better than others when it comes to décor. Use colors that are more attractive in a photo, the click bait photo should be captivating.
  4. Novelty or uniqueness
    Unique architecture or a unique property such as a bus, a truck, AFrame, a cottage or a tent always do better than a cookie cutter four walled house/apartment. These will normally fall under the bucket list category for homestays.
  5. Client experiences
    Are there guest experiences that you can line up for your guests e.g. cooking classes, flying lessons, bar crawls, street food tour etc.
